This project renovates a unit within an existing five-story reinforced-concrete building in Yoshidacho, Yokohama, transforming it into a contemporary office space. Many urban mixed-use buildings constructed around the 1980s remain in the Kannai district, shaped by the post-high-growth era when rising land values and urban concentration encouraged vertically layered commercial and office functions. While structurally rational, their interiors were typically standardized into uniform office layouts, and over time a gap emerged between the buildings’ spatial character and evolving patterns of use.

Rather than pursuing a complete overhaul, this project engages the building as part of that historical urban stock. The intervention respects the existing structural frame and spatial scale, reconfiguring the interior environment through minimal insertions. The raw texture of exposed concrete, the placement of openings, and the inherited ceiling heights are carefully read and retained, avoiding excessive finishes and allowing the building’s urban skeleton to remain legible.

At its core, the project reinterprets the 1980s office building as an “urban container”—infrastructure capable of accommodating changing modes of work. The space shifts from a homogeneous workplace toward a layered environment that supports diverse small-scale activities and overlaps of use, presenting an alternative vision of the office as an intermediate urban realm.

By reframing existing stock and connecting the accumulated layers of time to present-day practice, the renovation offers a contemporary reading of 1980s urban architecture.

横浜・吉田町に建つRC造5階建の既存ビルの一室を、オフィス空間として再生したプロジェクトです。関内エリアに数多く残る1980年代前後の都市型雑居ビルは、高度経済成長後の都市機能集積と地価上昇を背景に、商業・業務用途を垂直方向に重ねる合理的な建築として成立しました。一方で内部空間は均質な事務所仕様へと画一化され、時間とともに用途と空間の関係が乖離していった建物群でもあります。

本計画では、そうした時代のストックに対し全面更新ではなく、既存躯体とスケールを尊重しながら内部環境を再構成しました。コンクリート躯体のラフな質感、開口位置や天井高さといった既存条件を読み取り、過度な仕上げを施さず、用途に応じた最小限の要素を挿入することで、ビル本来の都市的骨格を可視化しています。

1980年代のオフィスビルが持っていた「都市のインフラとしての箱」を、現代の働き方に接続することが本プロジェクトの主題です。均質な執務空間ではなく、小規模ながらも多様な活動が重なり合う余白を内包した環境へと転換し、都市の中間領域としてのオフィス像を再提示しました。

既存ストックを読み替え、時間を重ねた建築のレイヤーを残したまま現代に接続する1980年代都市建築の再解釈を試みたリノベーション実例です。
